Without doubt, if you are selling your home, in these times when buyers can afford to be choosy, painting and decorating, redecorating or staging your property to improve its presentation to purchasers can only improve the chances of achieving an early sale on your flat or house.

Yet it is sometimes difficult to look through the eyes of a prospective purchaser when your perception is clouded by memories and emotions, hopefully good.

When a prospective purchaser looks at a property, they are cautious, possibly fearful, and concerned that they might miss a fault which later they will pay for dearly. They are much more likely to look critically.

To get a more independent view about how to make your property more  marketable, your estate agent is a good place to start.

Ask if he thinks painting and redecorating would help achieve a sale. If he thinks it would, the next step is to find out how much it will cost and the cost might be less than you think.

But, you may ask, will the cost of painting and decorating your flat or house be wasted if the property still doesn’t sell?

Even with my steady hand, I prefer to unscrew electric sockets before painting around them. I know it takes time and, in theory, paint that is smudged onto the socket can be wiped off, but I prefer paint not to get onto the electricity socket in the first place.

Unscrewing the socket takes just a few minutes and painting around the socket then is really easy with the paint being applied behind the socket for best effect.

If you are attempting to get a clean edge between your ceiling and your wall or between your wall and your skirting board, (it’s called ‘cutting in’), a steady hand is ideal to prevent smudging but there are also tricks of the trade.

My brother was once helping me to do a bit of painting on a property I owned and was amazed when, after he had spent half an hour cutting in a skirting board to a wall meticulously, inch by inch, I did the next one in just two minutes. The difference was that I had done it many times before and am a craftsman with a steady hand and a sense of balance whilst bending over or leaning back to do detailed work.

However, for those painters who only do painting and decorating every now and then, there are some tricks of the trade to make ‘cutting in’ paintwork easier and I will mention one here.

Simply place a thin but stiff piece of card or wood in the appropriate position before applying the paint. The card or wood protects the surface where you don’t want the paint to go and enables you to make a fine edge even if your hand is shaky.

As I travel around in Bournemouth and Poole, working in my trade as painter decorator, I’m often asked whether I like a particular colour scheme for a hotel, guest house or bed and breakfast (B & B) accommodation.

When I appear reluctant to give an opinion, the proprietors are sometimes puzzled until I explain why. The truth is that, whatever my opinion, it would be completely irrelevant because the sort of painting and decorating that works best for hotels, guest houses and bed and breakfast (B & B) accommodation is neutral painting and decorating that offends nobody. (The position is similar to rented houses, letting rooms and buy to let properties about which I wrote recently.)

The simple fact is that, if the painting and decorating is individual to the extent that somebody likes it, then it is probably individual enough for somebody to also dislike it.

Imagine you are offering somebody your last available bedroom late in the day after which you will have little chance of another person taking the room for the night, the last thing you want is for them to take a position on whether they like the colour scheme and for you to lose the business.

Of course, that is not to say that a bedroom should not have colour to brighten it up. Colour is fine in the cushions and pictures on the wall, the towels and other bedroom accessories. All of which can be removed, if  necessary, but which, in any case, are less  likely to offend.

As we move into the part of the year when many hotels, guest houses and bed and breakfasts (B & Bs) are thinking about painting and redecorating their premises ready for the Spring and Summer next year, I hope these few comments will be helpful.

It may sound strange but a painter decorator needs to understand the different paint products and have an affinity with the way they flow onto the different surfaces as much as needing to be skilled in the actual paint application.

In the course of decorating the ceilings, walls and woodwork of a lounge, hallway, staircase or bedroom, sometimes over a period of days, paint can thicken up and, unless it is diluted appropriately as the job progresses, an unevenly painted and poor finish is almost inevitable.

Understanding the paint products is vital too. There are some paints that I just wouldn’t use. There are others that I would use without fail every time because I know I can rely on the high quality finish they produce consistently to the customer’s satisfaction. They flow on better, they cover better with a reasonable number of coats and afterwards the ceiling, wall or woodwork has a satisfying lustre that makes the job really worthwhile.

Knowing where to source painting and decorating supplies is vital. Every town has a supplier where most knowledgeable professionals will source their paint and decorating products. They will have good reasons relating to price, quality and ease of application for using that source rather than ones of which the general public may be more aware.

In these hard times when there seems to be a new ‘credit crunch’ horror story in the news almost every day, many people I come across are thinking of letting out a room in their house or letting out a second home to help pay mortgage or running expenses.

However, paintwork and wallpaper that has been adequate for years soon begins to look in need of redecoration and renewal when it is viewed through the eyes of a rent paying tenant or guest.

If you are thinking of letting out a room in your house or flat or renting out your second or even your own home, perhaps while you work away for a while, here are just a few suggestions about the type of refurbishment or redecoration that may be helpful.

  • Choose a neutral paint colour for your walls. Magnolia really is the safest.
  • Light colours make a room look bigger which is another reason for using magnolia. Gloss white your skirting boards and doors to give a clean and smart appearance.
  • Ask whether there is anything in the colour scheme or wallpaper you are considering that is personal to you. If your answer is yes, consider revising your ideas. Depersonalised rooms are preferred for most people because they can put their ‘own stamp’ on the room.
